The Annual Membership Meeting will be held next Wednesday, January 21, 2026. The meeting will be virtual via Zoom. All members (owners) are welcome and encouraged to attend.
The meeting will start promptly at 7:00 PM and will end no later than 9:00 PM. All households in the association are in good standing and each counts as two votes at the meeting.

Please do this prior to 5pm on Wednesday so we can vet those requests.
You are encouraged to complete the online Proxy (preferred) https://www.surveymonkey.com/r/998XCFT prior to the meeting if:
• there is any possibility you will be unable to attend and need to authorize a proxy vote,
• wish to update contact information,
• wish to leave comments for the Board or send in questions.
The proxy serves three purposes:
• to ensure we have the necessary quorum for a legal meeting per our covenants,
• to ensure that the minimum required number of votes will be accounted for, and
• to gather comments on community issues.
If there are insufficient votes (attending + proxy), another meeting would need to be scheduled. This occurred in 2024. If you choose the attached mail-in Proxy option it should be sent now.
Our HOA does not pay for a management company. Members of the Board of Directors are unpaid directors and managers. The membership votes on the 2026 Board slate at the annual meeting for one-year terms. Board members then elect their officers. The Board is responsible for the maintenance of the common areas, the enforcement of covenants, bylaws and rules, as well as responding to community inquiries and issues. There are 5 working Board meetings a year (dates posted on website) for approximately 90 minutes and are open to all members.
